Most real estate agencies work for the seller. We don't. Caribbean Breeze is a buyer's brokerage — our job is to find the right property for you, negotiate the right price, and guide you through every step of closing it safely.
Why we exist.
The Dominican Republic's north coast is one of the most beautiful and attainable stretches of Caribbean coastline left. It's also one of the most fragmented markets to buy into — listings scattered across ten brokerages, Facebook groups, developer offices, and handshake pocket deals. For a first-time foreign buyer, it's easy to spend months looking at the wrong properties through the wrong brokers, miss the right deal by three days, or worse — close on something that turns out to have title issues nobody warned you about.
Caribbean Breeze exists to fix that. We represent the buyer, work across every broker and private-seller channel on the coast, and treat due diligence — title, deslinde, tax, building condition, HOA — as the baseline, not an extra service. We charge the standard co-brokerage commission, paid by the seller. You get full-service buyer representation at no direct cost to you.
Three rules.
Listen first.
We don't pitch you a property. We ask what you're building — a retirement home, a seasonal escape, an income stream, a legacy — and we build the search around that. Wrong property at the right price is still wrong.
Verify everything.
Deslinde confirmed. Title pulled. Taxes current. HOA history reviewed. Building engineer consulted where it matters. If something doesn't check out, you hear about it before you're emotionally committed.
Stay after the close.
We're here after you get the keys — to recommend a property manager, help with residency paperwork, introduce you to neighbors, or just answer the "who do I call for X" questions you'll inevitably have in year one.
